Home Buying With Amber Watson, Howard Hanna Realty

As your buyer agent, we can help streamline the process of buying a home and make it easier for you. We’ve aligned ourselves with the top professionals in the industry, and once an offer has been accepted, we will personally help facilitate the process to close on the home. By working closely with mortgage brokers, title and escrow companies, home inspectors, and home warranty companies we will provide you with the best service possible!

Afraid you don't have enough money to close?  Don't worry, we'll find it for you!  We can arrange for the seller to pay part of your closing costs and provide a list of local companies that offer state grants towards closing.  Don't let your lack of available funds stop you from looking for a home!

What's the First Thing I Should Do?  Visit a mortgage lender to get pre-approved.  Once thats complete, contact us and get setup on our Automated Home Search Site (Not Zillow!).  We will need to know what your approved for, how many beds and baths you would like/need, location of choice and more.  The more info you give us, the easier we can find you a home.

Can I sit down/Zoom Meet with you now?  Absolutely and we highly recommend it!!  We'll go over the buying process, sign you up to our Automated Home System and provide a starter list of lenders we have worked with to get pre-approved at.  Click Here To Schedule A Free Consultation

If my offer is accepted, how long does it take to close?  Typically, it takes 60 days to close on a house.  A cash deal averages 30 days.

Can I sell my home and make offer on another at the same time?  Yes!  We can make the sale of your home contingent upon you finding suitable housing.  This way you can start accepting offers and look for your next home at the same time.

Why you should buy your next home with Howard Hanna Cicero/North Syracuse Realty!

  • First, we train our Agents in Mortgage Financing and how to find their clients the best deals around.  You'd be surprised how many times deals fall apart because the Agent didn't know the lender would finance their new home purchase.

  • Second, when our Agents walk into a home, the first thing they do is to make sure that the loan you were APPROVED for can actually finance the house based on condition, geographical area and more.

  • Third, our Agents knowledge of the business is second to none and we continually add to that with in house training, seminars and online classes.

How much of my closing costs can a seller pay?   A seller can pay up to 6% of the purchase price with FHA loans, 3% with conventional loans when you put less than 10% down, 6% with conventional loans when you put 10% plus down.   Remember, the house must appraise by the bank in order to receive all those funds.

How is a buyers agent paid?  In NY, most buyers agents are paid out of the sellers proceeds at closing.  The only time you have to come out of pocket with more money (in a traditional sale) is when you have a buyers agreement commission for more than the willing seller commission in the listing.  For example:  If the seller is willing to pay a buyers agent 2.5%, but your buyers agreement says you are willing to pay your agent 3%, you will have to pay the extra 1/2% at closing to your agents broker.  If you run into this scenario, your agent should discuss this discrepancy with you before writing the contract.
