If my offer is accepted, how long does it take to close? Typically, it takes 60 days to close on a house. A cash deal averages 30 days.
Can I sell my home and make offer on another at the same time? Yes! We can make the sale of your home contingent upon you finding suitable housing. This way you can start accepting offers and look for your next home at the same time.

How much of my closing costs can a seller pay? A seller can pay up to 6% of the purchase price with FHA loans, 3% with conventional loans when you put less than 10% down, 6% with conventional loans when you put 10% plus down. Remember, the house must appraise by the bank in order to receive all those funds.
How is a buyers agent paid? In NY, most buyers agents are paid out of the sellers proceeds at closing. The only time you have to come out of pocket with more money (in a traditional sale) is when you have a buyers agreement commission for more than the willing seller commission in the listing. For example: If the seller is willing to pay a buyers agent 2.5%, but your buyers agreement says you are willing to pay your agent 3%, you will have to pay the extra 1/2% at closing to your agents broker. If you run into this scenario, your agent should discuss this discrepancy with you before writing the contract.
